Location: Vancouver (flexible combination of Virtual and In-office)

 
The Opportunity
 

Spire Pacific Capital co-invests with our partners to obtain premium risk-adjusted returns through mortgage financing and select joint venture / equity opportunities. While the related companies of Spire Development and Spire Construction have been around since 1997, Spire Pacific Capital is in aggressive start up mode, and this position provides an opportunity for an experienced candidate to start at the ground floor of a dynamic and entrepreneurial organization intended on expansion.
 

The Position
 

This person will work closely with the Managing Partner to review, analyze (underwrite) commercial real estate debt and equity opportunities through the collection of information and analysis. This person shall also be primarily responsible for working collaboratively with Borrowers/Partners and Lenders to process initial and ongoing capital advances and overall loan and project management. This person will be instrumental in refining and enhancing our underwriting templates and funding procedures, as well as advancing our loan/investor servicing platform.

Responsibilities:
 

Loan / Equity Life Cycle

On any given deal, be it a mortgage loan or an equity opportunity, this person will take ownership to run it through the investment process by doing the following:
 

  • Initially working with the Managing Partner to evaluate and analyze the deal specifics and prepare underwriting and financial models to assess potential mortgage and equity investments. This person should be able to read and analyze 3rd party reports (appraisals, ESA’s BCA’s, etc.) and support their findings with market intel.
     

  • Prepare and present the opportunities to the Investment Committee for review and feedback. If the opportunity is approved to proceed, this person will draft up preliminary letters of interest/MOU’s/Commitment Letters for review.
     

  • Liaise with the various stakeholders (borrowers, partners and legal counsel) in preparing loan documents (letters of interest and commitment letters, partnership agreements, co-lending agreements).
     

  • Quarterback the due diligence and funding process by:

    • creating checklists based on lender/partner commitment letter pre-funding conditions and following up with the various stakeholders to ensure collection and analysis in a timely fashion.

    • Ensuring the necessary loan administration information is in place and diarize for loan servicing.
       

  • Set up and manage critical deal milestones, be it maturity dates on a loan or critical project target dates, making sure to diarize follow up.
     

  • Provide key reporting metrics for various stakeholders on each opportunity.
     

Management / Platform

  • Daily interaction with the Partners and other team members.

  • Improve upon the existing underwriting/ loan documentation/ loan funding templates library

  • Improve upon the existing file server system.

  • Work with the Managing Partner to establish a CRM system that ties into a 3rd party investment technology platform.
     

Other
  • Maintain mortgage agent continuing education requirements.

  • Travel throughout Western Canada to assess mortgage and equity opportunities.

  • Other responsibilities that we collectively determine are required for this new role.

 

The Ideal Candidate
  • A dynamic self-starter with a passion for the industry, someone who has strong organizational multi-tasking and time management skills.

  • A university graduate with emphasis on real estate finance.

  • Experience with commercial underwriting of income producing properties and real estate construction projects.

  • Minimum 2-5 years relevant work experience at a private real estate firm, bank or credit union.

  • Excellent at financial modeling, analytical and problem-solving skills with a high level of proficiency with Excel, Word and PowerPoint.

  • Will be required to hold a BCFSA sub-mortgage broker’s license.
