The Opportunity
​
Spire Pacific Capital Corporation provides growth capital to real estate developers and investors across BC and Alberta. The Company sources and underwrites investment opportunities and co-invests with our partners to obtain premium risk-adjusted returns through mortgage financing and select joint venture / equity opportunities. The Company is in expansion mode, and this position provides an opportunity for an experienced candidate to start at the ground floor of a dynamic and entrepreneurial organization targeting growth.

The Position
​
Position: Real Estate Investment Analyst
Reporting to: Director of Capital Underwriting
Location: Spire Pacific Capital office located in Vancouver B.C.
​
This person will work closely with the Director of Underwriting and Funding to review, analyze (underwrite) commercial real estate debt and equity opportunities through the collection of information and analysis.
Responsibilities:

Loan / Equity Life Cycle
​
On any given deal, be it a mortgage loan or an equity opportunity, this person will play a key roll through the investment process by doing the following:

Evaluate and analyze the mortgage and investment opportunities and prepare underwriting and financial Excel models to assess return metrics and key risks. This person should be able to read and analyze 3rd party reports (appraisals, environmental assessments, etc.) and support their findings with market intel from 3rd party and industry sources.

Within a short period of time, this person should be able to prepare and present the opportunities to the Investment Committee for review and feedback. If the opportunity is approved to proceed, this person will draft up preliminary documentation for review.

This person should eventually be able to quarterback the due diligence and funding process by:

creating checklists based on lender/partner commitment letter pre-funding conditions and following up with the various stakeholders to ensure collection and analysis in a timely fashion.

Ensuring the necessary loan administration information is in place and diarize for loan servicing.

Set up and manage critical deal milestones, be it maturity dates on a loan or critical project target dates, making sure to diarize follow up.

Provide key reporting metrics for various stakeholders on each opportunity.
Management / Platform

Daily interaction with other team members.

Improve upon the existing underwriting/ loan documentation/ loan funding templates library

Assist in the enhancement of our proprietary CRM system that ties into a 3rd party investment technology platform.

The Ideal Candidate
​
-
Strong understanding of real estate investment criteria including cap rates, cash flow analysis, leasing and sales structures and financing constraints.

Excellent at financial modeling, analytical and problem-solving skills with a high level of proficiency with Excel, Word and PowerPoint.

A dynamic self-starter with a passion for the industry, someone who has strong organizational multi-tasking and time management skills.

A university or technical institute graduate with an emphasis on finance and accounting.
-
Experience with commercial underwriting of income producing properties and real estate construction projects.
-
Two (2) to four (4) years relevant work experience at a private real estate firm, bank or credit union, or accounting firm.

Will be required to hold a BCFSA sub-mortgage broker’s license, which the company will pay for.
